Park at Briggs Ranch offers a selection of modern studio, one, two and three-bedroom apartments with contemporary floor plans and upscale finishes.

Applicants must provide a valid government-issued photo ID and complete electronic income verification through SNAPPT.
Park at Briggs Ranch requires a gross monthly household income of at least 2.5 times the base rent.
There is no minimum credit score. Approval is based on income, credit history, rental history, background screening, and identity verification.
Yes, guarantors are accepted if income requirements are not met. Guarantors must earn at least 4 times the monthly rent and only one guarantor is allowed per apartment.

Lease terms at Park at Briggs Ranch range from 1 to 16 months, based on availability.

Lease terms are subject to change without notice.

Corporate leases are available only through approved corporate leasing companies.

Rent, Payments & Fees

Fees due at lease signing include the security deposit, administrative fee, pet fees if applicable, and any prorated rent.
Yes. Security deposits are fully refundable provided lease terms are met and the apartment is returned in acceptable condition.

Rent is paid online through the resident portal using the Bilt payment system, which allows residents to earn rewards points.

Rent is due by the 1st with a grace period through the 6th. A 7% late fee applies on the 7th, with a maximum 10% late fee on the 10th.
No, Park at Briggs Ranch does not offer payment plans, Flex Rent, or split rent options.

Utilities & Monthly Charges

Utilities at Park at Briggs Ranch are billed monthly based on individual usage and added to the resident’s account with rent.

Residents pay for water, sewer, electricity, trash removal, pest control, and valet trash if applicable.

Yes, renter’s insurance is required. Residents may upload proof of third-party coverage through the resident portal.

Pet Policy

Yes, Park at Briggs Ranch is a pet-friendly community that welcomes cats and dogs.

There is a $300 non-refundable pet fee per pet and $20 monthly pet rent. A maximum of two pets is allowed. See our pet friendly page for more details.

There is no weight limit. The following breeds are generally prohibited:

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile.

Move-Out & Lease Renewal

Residents must submit a written 30-day Notice to Vacate and complete a move-out inspection.

Yes, early lease termination is available with a fee equal to two months’ rent plus repayment of concessions.
Renewal offers are sent about 75 days before lease expiration and can be completed electronically through the resident portal.
